How
do I book?
All homes
on the resort are privately owned. You can only reserve our homes by
contacting us directly. Please email with your requested dates, stating
the date you wish to Check-In and the date you wish to Check-Out, if
you are flexible with your dates, and the size of house you want
(either 3 or 4 Bedroom). Please also state the numbers in your party
& your contact phone number. You would be amazed at how many
emails get blocked by Anti Spam software including replies to your very
own requests for information! Contact details are at the bottom of the

as soon as possible with availability and prices.
To secure your dates, We require a non-refundable deposit of $250 US
dollars (or £125 if booking in £ UK Sterling) or
10% of the booking value (whichever is the higher). Your dates are not
secure until the deposit has been paid. Please also note for legal,
insurance and emergency purposes I also need the names of ALL those in
your party, your mailing address and home phone number. The balance
should be paid in full 8 weeks before you arrive at the Regal Palms
Resort. If your reservation is within 60 days before your arrival, you
will be required to pay the full amount with your reservation. Payment
can be made by Visa/Mastercard, check or wire transfer. All
reservations are subject to my Terms & Conditions & are
available on request.
Are their any other costs?
A Security
Deposit is
payable on arrival. This is normally just a swipe of your credit card
onto a credit card payment slip with signed authorisation for one
withdrawal. No funds are actually taken from your credit card account
at that time. The credit card payment slip is returned to you at the
end of your vacation if there aren't any damages and after the Home
Inspector has given the "OK". If there have been some damages, then the
value of these are taken from your authorised credit card payment slip.
You therefore don't lodge any funds with me or the Management Agent of
the resort as such. Note, however, if you don't have a credit card, a
Security Deposit of $250 is held at Reception in cash, which must be
paid when you arrive and before you are given the keys to the house.
Now, all guests are required to Check In at
the Front Desk, pay the $10 per night Resort fee for their Membership,
and list all the members of their party who will be staying in the
house. This is also required as a check on the Occupancy Licence and
for the Registration for County Records. They are then issued with
wrist bands. Then, when guests wish to use the facilities, this list
& the wrist bands are checked.
What is the maximum occupancy?
All our
homes are licensed for Short Term Rental and as such have a Legal
Maximum Occupancy
A 3
bedroom home will sleep 6
plus 1
on sofa bed Max 7
A 4 bedroom home will
sleep 8
plus 1 on
sofa bed Max 9
In addition to the
above an Infant can sleep in a crib.
Exceeding these
numbers will result in ALL guests being evicted and rental fee being
forfeited.

multiple homes.

What is available in the house?
All Linen
& Towels, Hair Dryer, Electric Oven & Hob, Microwave,
Fridge Freezer with Ice maker, built in Sink Waste Disposal
Unit, Dishwasher, Coffeemaker, 4 piece Toaster, Electric Can
Opener, cutlery, glasses, pots and pans, Iron & Ironing Board,
Vacuum Cleaner, Covered Porch & Balcony, dvd/cd player
& 3 cable TV's, one in the Living Room and one each
in the two Master bedrooms.
Please remember you
are renting a "self catering" house. It is not a hotel. If you run
short of sheets or towels for whatever reason you may eventually run
out of spares in the house and so have to wash them yourself. The house
has Laundry facilities for this purpose. Extra sheets for the sleeper
sofa/crib/cot are available if required from Reception if you are a bit
short.
Accessibility?
Please make a point of
mentioning this when you request availability. The 3 bed 3 bath house
& the 4 bed house are Wheelchair Accessible. The house has a
downstairs bedroom with its own front door, bathroom facilities, and
door to the Living Room. Other bedrooms are upstairs.
Check
In/Out?
The resort is similar
to a hotel and open 24 hours a day, 7 days a week, all year. When you
Check-In, you must show some form of ID, sign the Register with your
name & address,
This is a house, not a double bedroom in a hotel, so the whole house
has to be thoroughly cleaned before you Check-In, including the
Kitchen, the Bathrooms and all the Bedrooms. Therefore earliest
Check-In is 4 p.m. local. You may arrive earlier than this. The
Management Agent will take care of your personal effects, and you can
relax by the pool, or have a swim, have a meal, drink at the bar until
your house is ready. You can Check-In as late as you want, as late as 2
a.m. or 3 a.m. in the morning. The Reception is open 24 hours a day, 7
days a week. So if you have a late flight, don't worry.
Check-Out is by 11 a.m. Again, please be patient with the cleaning
staff. If they call you to ask what time you are leaving the house, it
is because there will be another guests' party arriving that afternoon
and they have to clean the whole house. Again, if you have a late
departing flight, the Management Agent will take care of your personal
effects, and you can relax by the pool and catch some last rays of
Florida sunshine, or have a meal, drink at the bar until it is time to
leave.
Where do I get the keys from?
The resort is like a hotel. Key-cards are obtained from the Reception
Desk at the Clubhouse, which is open 24 hours a day, 7 days a week, ALL
YEAR. The key-cards are dated electronically with your dates and time
of arrival and departure. You will also need the key-card to access the
resort facilities, such as the pools and the Clubhouse.

Cleaning?
The house is cleaned
thoroughly before you arrive. To clean a house cost $85 for a 3 Bedroom
and $95 for a 4 bedroom. Most Owners, including myself pick up this
cost for reservations of 6 nights or more. However for bookings of 5
nights or less, it is impossible to absorb this cost. My price to you
INCLUDES THE CLEANING after you leave even if you only want to book 1
or 2 nights. That is why quotes from me for 1/2/3/4/5 nights might seem
expensive. It is because I build in this cost of cleaning. Others
Owners often don't include the cost of cleaning (or taxes) so beware!
They may look cheap but there might be a sting in the tail!
There is no daily Maid Service included in your quote. However you may
order a Maid Service, or a "full clean" from the Management Company to
suit your own personal needs. Daily Maid services are $35, and weekly
cleans are $60 for a 3 Bedroom House and $70 for a 4 Bedroom house. The
choice is yours.
Can
I bring my pets?
Again, I am sorry but
NO PETS either. This is a requirement of the Home Owners Association.
Children, however much a monster, and more than welcome!
Can
I smoke in the
home?
I am sorry but the
house is strictly NON SMOKING. This is a requirement of the Liability
Insurance & for the comfort of other guests who will rent the
house next. However, you may smoke anywhere else in the resort.
What if I have a
problem?
The Management is on
call at the Clubhouse 24 hours a day 7 days a week. They employ a team
of dedicated Maintenance Engineers who administer to the needs of the
guests. So if it is something as trivial as a replacement light bulb,
to a full blown emergency, they are there to help you.

Is the resort
child friendly?
YES ABSOLUTELY! The
resort was designed entirely with children in mind! Even the big ones!
There is 2 large pools, one shallow with an almost lapping edge for the
smallest of tots, a waterslide, lazy river, waterfalls, jacuzzi/spa,
Games Room, Internet Cafe, etc, and even a Children's Menu in the
restaurant... They are going to LOVE IT!
Can I
buy park tickets at the resort?
A concierge service is
available at Reception for Attraction Tickets, Dinner Reservations,
Shopping and other activities. This really is very useful and can
provide discounts to certain attractions & events.
Is
their a shuttle to the Theme Parks?
A free scheduled
Shuttle Bus service is provided to Disney, Sea World and Universal
Studios 7 days a week. There are two trips in the morning and two trips
in the evening (one trip in the morning, & one in the evening,
off season, subject to change without notice). Only guests of the Regal
Palms Club are allowed to use the complimentary service. Seating is
limited. The bus holds a max of 38 passengers and is filled on a first
come first serve basis. Please check the timetable and make your
reservations with Reception. Please note there is no Shuttle Bus
service to the Airports. Taxis cost approx $70 to the Orlando
International Airport
Who
owns these homes?
All our homes are
privately owned and are cleaned and maintained by the resort management
company.
Our role is to market
the homes on behalf of the owners.
Are
these pictures of the actual home I will stay in?
YES. Every photo on
our web pages have been taken in the homes we market. One guest
commented "everything was exactly what it looked like on your web
site".
